Current real estate trends now require (and/or insist) that when a buyer submits an offer to purchase, that either proof of funds (if buyer pays cash) or a pre-approval letter (if financing) be submitted with the offer.
This shows the seller that the buyer is a serious buyer and has begun the process to move forward.
